Signs worth checking
- A musty smell
- An earthy, damp smell that does not air out, often strongest in basements, bathrooms and closets. Smell usually shows up before anything visible does.
- Staining after a leak
- Discoloration on walls, ceilings or floors, from white to orange and from green to brown or black. A patch that grows or darkens is worth a test.
- Allergy-like symptoms indoors
- Symptoms that ease when you leave the building and return when you do. In large quantities, some molds cause reactions similar to plant pollen.
- Past flooding, never dried professionally
- Mold can start forming within 48 hours of water damage. If a flood or leak was mopped up but never professionally dried, growth may be hidden inside walls or under floors.

Test
Call and describe what you see. Air sampling before any work starts shows what is in the air and where, so the plan matches the problem.

Contain
Poly sheeting seals the work area and a negative air machine keeps it under negative pressure, so spores do not spread to the rest of the home or building.

Remove
Affected materials are removed under containment and surfaces are HEPA-cleaned according to the work plan. Removed material is sealed before it leaves the controlled area.

Verify
Post-remediation checks document visible conditions and the completed scope. When sampling or independent clearance is part of the plan, the specified assessor’s results guide next steps. Correcting the moisture source helps reduce recurrence risk.
Testing before treating
Sampling can help characterize conditions when it is recommended for the project. The scope should identify who collects samples, what method is used and whether an independent clearance report is required by the owner, consultant or insurer.
- Manage humidity
- Mold needs food, moisture and a place to grow. Moisture is the one you control. Keep indoor humidity in check, especially in basements and below-grade rooms.
- Ventilate wet rooms
- Bathrooms, kitchens and laundry rooms make moisture every day. Run fans, vent them outside and let wet areas dry fully before closing them up.
- Fix leaks early

Mold questions
Is mold dangerous?
It depends on the type, the amount and the person. In large quantities, some molds can cause allergy-like symptoms, similar to plant pollen, and some people react more than others. Air testing tells you what is actually in the air, so decisions rest on results instead of worry.
Can I remove mold myself?
A small patch on a hard surface, sometimes. The risk is what you cannot see. Spores are tiny and spread easily on air currents, and growth often continues inside walls and under floors. If it covers more than a small area or keeps coming back, have it tested first.
Does bleach kill mold?
Only at the surface. Bleach can lighten staining, but it does not reach growth inside porous materials, and it does nothing about the moisture feeding it. The fix is to remove the growth safely and repair the moisture source.
Will the mold come back?
Not if the moisture source is fixed. Mold needs food, moisture and a place to grow, and moisture is the one you control. Clearance testing at the end of the job confirms the cleanup worked, and we advise you on keeping the area dry.
